The Suncoast Beverage Sales Distribution Facility in Fort Myers, Florida has earned the 2026 CoStar Impact Award for Fort Myers Commercial Development of the Year. Delivered by ARCO Beverage Group through a design-build approach, the 397,000-square-foot facility significantly expands beverage distribution capacity and strengthens Southwest Florida’s logistics and beverage distribution infrastructure.

Located at 4480 Dr. Martin Luther King Jr. Blvd., the facility supports up to 15 million cases annually and includes a 239,000-square-foot controlled environment warehouse, 27,000-square-foot draught cooler, 21,000-square-foot maintenance building, and a two-story 53,300-square-foot corporate office. The development also features operational support spaces, a point-of-sale area, and a banquet hall, combining high-volume efficiency with long-term scalability.

Strategically designed to enhance supply chain reliability and throughput, the facility reinforces Fort Myers’ role as a regional distribution hub while supporting job retention and long-term economic activity. The project achieved Temporary Certificate of Occupancy in February 2025 to allow beer distribution operations to begin, with Final Certificate of Occupancy and full completion in July 2025.

Throughout construction, the team navigated significant challenges, including two hurricanes, Milton and Helene, during critical onsite operations. Through proactive storm planning and coordinated response efforts, the project avoided material losses and protected worker safety while maintaining project progression. Subsurface conditions also required extensive analysis and value engineering; unsuitable soils and rock were over-excavated and buried onsite, providing cost savings and preserving flexibility for future development.

Additional complexities included relocation of public water mains and fiber optic infrastructure, coordination around an active groundwater remediation system, and close collaboration with the local municipality and the Alcoholic Beverage Control (ABC) committee to allow beer distribution operations to begin ahead of final FDOT improvements, environmental systems, and permanent generator installation. Early phased turnover further enabled Suncoast to install and test building automation systems prior to full completion, accelerating operational readiness and reducing commissioning risk.

Beyond its operational impact, Suncoast Beverage Sales plays a vital role in the Fort Myers community. The facility supports long-term employment across logistics, fleet, and administrative roles, and contributes to regional resilience by distributing emergency canned water during hurricane response efforts.
