Designed and built for Suncoast Beverage Sales, this project is a 396,791-total-square-foot beverage distribution facility.

This 396,791 SF beverage distribution facility is a large-scale, high-capacity operation designed to support advanced logistics and elevate the customer experience. With a 15,000,000 case distribution capacity, the facility features a 238,241 SF controlled environment warehouse (CEW) and a 26,546 SF draught cooler for temperature-sensitive inventory. A two-story, 53,294 SF corporate office provides ample space for administrative and executive functions, while a 15,151 SF point-of-sale area and 10,808 SF banquet hall support both retail engagement and community-facing events.

Additional operational spaces include a 21,448 SF fleet maintenance building, a 12,775 SF back-in loading area, a 5,737 SF warehouse office and restroom core, a 2,814 SF repack/dunnage area, and a 1,645 SF sign shop to support internal logistics and branding needs. The facility is constructed using a combination of insulated and uninsulated tilt-up concrete panels and features a 32’ clear height for optimized vertical storage and racking flexibility.

Integrated automation systems further enhance operational efficiency, while a private fleet fueling station with canopy minimizes vehicle downtime. Site development included significant infrastructure improvements, including highway enhancements and the installation of a new traffic signal to support increased traffic flow and ensure safe site access.
