Designed and built for S.R. Perrot, this project is a three-phase beverage distribution facility development totaling 170,000 square-feet.

This project consists of a three-phase beverage distribution facility development for S.R. Perrott in Ormond Beach, Florida, executed to expand controlled-temperature storage, logistics capacity, and corporate office functions while maintaining active operations.

Phase 1 delivered an approximately 110,000 SF beverage distribution facility anchored by a 70,000 SF controlled temperature warehouse, a 10,000 SF draught cooler, and a 1,000 SF wine cooler, supported by an approximately 5,000 SF office, an 10,000 SF cooperage area, a 10,000 SF storage mezzanine, and a 10,000 SF loading canopy. The warehouse was designed with a 28-foot unobstructed clear height to support efficient palletized storage and material handling. Fire protection includes an ESFR sprinkler system in the CTW and a dry-pipe sprinkler system in the draught cooler, coordinated for temperature-controlled environments.

Phase 2 consisted of an approximately 20,000 SF office expansion constructed with exterior tilt-up concrete walls and a steel roof structure. The expansion includes a 2,000 SF hospitality room and bar and approximately 1,000 SF of full-height glass curtain wall featuring gold reflective glass with black framing at the building exterior. Site improvements include light-duty asphalt parking and a two-car executive garage directly connected to the office.

Phase 3 consists of an approximately 40,000 SF controlled temperature warehouse expansion constructed with tilt-up concrete walls and a fully adhered 60-mil TPO roof system. The expansion is designed with a 28-foot clear height and is illuminated to 25 foot-candles at 3 feet above finished floor using high-bay LED fixtures with motion sensors. The scope includes three new dock positions and an ESFR sprinkler system. Site improvements include an approximately 30,000 SF parking expansion, providing a total of seventy-seven new car parking spaces to support expanded operations.

Together, the three phases deliver increased cold storage capacity, enhanced dock and parking infrastructure, and upgraded corporate and hospitality space while supporting continuous beverage distribution operations.
