Donaghy Sales

Designed and built for Donaghy Sales, this project is a 290,000-total-square-feet beverage distribution facility tenant improvement within an existing speculative warehouse.

This project consists of an approximately 290,000 SF beverage distribution facility tenant improvement for Donaghy Sales in Stockton, California, completed within an existing speculative warehouse. The scope included conversion of approximately 200,000 SF to a controlled environment warehouse, 40,000 SF of ambient warehouse space, and a 20,000 SF draught cooler, supporting temperature-controlled and ambient beverage distribution operations. Additional converted spaces include an approximately 10,000 SF office, a 10,000 SF truck maintenance shop, and multiple operational support areas.

The buildout also includes a 2,500 SF hospitality suite with an integrated bar and draught system, a 1,000 SF repack area, and a 900 SF sign shop, all coordinated within the existing shell. The facility is designed with a 36-foot clear height, supporting high-density storage and efficient material handling. Dock operations were significantly upgraded with the installation of fifty-one new pits for vertical storing dock levelers, improving safety, throughput, and loading efficiency.

The tenant improvement was engineered to transform a speculative warehouse into a fully functional beverage distribution operation, with upgraded temperature control, logistics infrastructure, and operational support spaces tailored to high-volume distribution requirements.
