Most recently, ARCO completed a 285,480 SF warehouse tenant improvement in Stockton, CA. Challenges arose as construction was set to begin in 2020 shortly after the beginning of the COVID-19 pandemic. However, the ARCO team worked diligently to keep the project on schedule, ultimately completing on time and even saving Donaghy over 1.2 million dollars through our value-engineering ideas.
The first two projects completed were Donaghy’s Fresno, CA headquarters. ARCO expanded the temperature-controlled warehouse and draught cooler, converted a drive-thru to ambient storage, added a canopy and repack building, installed rooftop HVAC units and a solar power system, and poured a new parking lot.

Project Details:
This project involves a 285,480 SF tenant improvement for a beverage distribution facility within an existing speculative warehouse. The scope includes the conversion of 202,906 SF to controlled environment warehouse (CEW) and 24,172 SF into a draught cooler to support temperature-sensitive product storage. An additional 36,305 SF remains as ambient warehouse space.
Interior improvements include a 6,409 SF office conversion and a 2,480 SF hospitality suite featuring a bar with a draught system for customer engagement and training. The project also includes a 5,612 SF truck maintenance shop conversion, a 1,313 SF repack area, and a 925 SF sign shop to support operational needs.
The building maintains a 36-foot clear height to accommodate high-density storage and distribution requirements. Site work includes pouring fifty-one (51) dock pits for new vertical levelers to improve loading and unloading efficiency.
