Crescent Crown Distributing

Designed and built for Crescent Crown Distributing, this project is a two-phase beverage distribution facility development totaling 240,000 square-feet.

This project consists of a two-phase beverage distribution facility development for Crescent Crown Distributing in Baton Rouge, Louisiana, designed to expand controlled-temperature storage, maintenance capacity, and outbound distribution while maintaining ongoing operations.

Phase 1 delivered an approximately 120,000 SF beverage distribution center incorporating a 70,000 SF controlled temperature warehouse, a 10,000 SF truck maintenance facility, and a 10,000 SF draught cooler, along with an approximately 20,000 SF office and supporting operational spaces. Additional program elements include a POS area, enclosed back-in loading, dock office, and repack area, all integrated to support daily distribution and fleet operations. The warehouse is designed with a 30-foot unobstructed clear height, allowing efficient palletized storage and material handling.

Phase 2 consists of an approximately 120,000 SF distribution facility expansion anchored by a 110,000 SF warehouse addition and a new 10,000 SF loading room replacing the original back-in loading enclosure. The expansion includes a new dock apron, five new dock positions, and five battery charging stations to support electric material handling equipment. Construction utilizes a steel structure with insulated metal panel skin, with a 30-foot clear height in the warehouse and 18-foot clear height in the loading room. Site improvements include thirty-five additional trailer parking stalls and a parking lot expansion to support increased distribution capacity.

Together, the two phases deliver expanded warehouse capacity, improved dock and fleet infrastructure, and enhanced operational efficiency for large-scale beverage distribution.
