Designed and built for Carlson Distributing, this project is a 190,000-total-square-feet beverage distribution facility tenant improvement.

This project consists of an approximately 190,000 SF beverage distribution facility tenant improvement for Carlson Distributing in Salt Lake City, Utah, executed within an existing building under a phased construction approach to maintain ongoing operations. The scope includes conversion of approximately 140,000 SF to a controlled temperature warehouse (CTW), a 20,000 SF draught cooler, and supporting warehouse functions tailored to high-volume beverage distribution.

Administrative and support areas include an approximately 10,000 SF corporate office, 10,000 SF back-in loading area, 10,000 SF POS area, along with dedicated sign shop, repack and dunnage, draught repair, and warehouse office spaces integrated into the operational layout. The facility is designed with a 36-foot clear height, supporting efficient palletized storage and material handling.

The tenant improvement required reinforcement of exterior walls to accommodate enlarged dock and equipment openings, supporting upgraded logistics flow. Construction sequencing was carefully coordinated to allow phased turnover while maintaining safety and operational continuity. The project delivers a fully modernized beverage distribution environment with expanded temperature-controlled capacity and upgraded support spaces.
