Bellavance Beverage Company

Designed and built for Bellavance Beverage Co., this project is a 145,707-total-square-foot beverage distribution facility and corporate office located in Londonderry, New Hampshire.

The new facility unifies Bellavance’s warehouse, maintenance, and administrative functions in a single purpose-built structure that supports operational efficiency, sustainability, and employee engagement. The program includes a 103,511 SF controlled environment warehouse (CEW), an 8,025 SF draught cooler for temperature-sensitive storage, a 1,581 SF repack area, a 4,700 SF point-of-sale (POS) area, a 1,080 SF sign shop, a 4,000 SF truck maintenance area, and a 2,423 SF two-story warehouse office.

The 16,067 SF corporate office and 3,120 SF hospitality suite provide spaces for administrative operations, client entertainment, and brand engagement. Seventeen dock positions accommodate efficient loading and distribution, optimizing throughput for Bellavance’s expanding product portfolio.

Constructed with insulated tilt-up concrete panels and conventional steel joist roof framing, the facility achieves durability, energy efficiency, and long-term adaptability. A 1.08-megawatt rooftop solar array featuring 2,872 modules significantly offsets the building’s electrical demand, reinforcing Bellavance’s commitment to sustainability.
