Bellavance Beverage Co.

Designed and built for Bellavance Beverage Co., this project is a 150,000-total-square-feet beverage distribution facility and office.

This project consists of an approximately 150,000 SF beverage distribution facility and office for Bellavance Beverage Co. in Londonderry, New Hampshire, designed to support temperature-controlled storage, distribution, and corporate operations. The facility includes an approximately 100,000 SF controlled environment warehouse, a 10,000 SF draught cooler, and supporting warehouse functions including repack, POS, sign shop, and truck maintenance areas integrated into the operational layout.

Administrative and support spaces include an approximately 20,000 SF corporate office, a two-story warehouse office, and a hospitality suite designed for meetings and client engagement. Shipping and receiving operations are supported by seventeen dock positions, enabling efficient inbound and outbound logistics.

The building is constructed using insulated tilt-up concrete wall panels with conventional steel joist roof framing, providing durability and thermal performance suitable for beverage distribution. Sustainability features include a 1.08-megawatt rooftop solar array consisting of 2,800+ modules, offsetting energy demand and supporting long-term operational efficiency. The facility was engineered to deliver a durable, high-capacity beverage distribution operation with integrated office, support, and sustainability systems.
