ARCO Beverage Group partnered with S.R. Perrott on a 107,146 SF total beverage distribution facility in Ormond Beach, Florida.

The facility was constructed in three phases to support the client’s operational growth and long-term distribution needs. The original 107,146 SF distributorship includes 65,829 SF of controlled temperature warehouse (CTW), an 11,200 SF cooperage area, a 9,463 SF draught cooler, and a 1,000 SF wine cooler. The facility also features a 5,827 SF storage mezzanine, a 7,800 SF loading canopy, and a 5,297 SF office. The warehouse was constructed with tilt-up concrete walls, a fully adhered 60-mil TPO roof system, and a 28-foot clear height throughout. The CTW is protected by an ESFR fire sprinkler system, while the draught cooler utilizes a dry pipe fire sprinkler system.

Project Details:

The original 107,146 SF distributorship includes 65,829 SF of controlled temperature warehouse (CTW), an 11,200 SF cooperage area, a 9,463 SF draught cooler, and a 1,000 SF wine cooler. The first expansion consisted of a 22,300 SF office addition designed to enhance administrative and customer-facing operations. This addition features a 2,175 SF hospitality room and bar, a two-car executive garage with direct office access, and 1,400 SF of full building-height glass curtain wall finished with gold reflective glass and black frames. An additional 8,860 SF of light-duty asphalt parking was also provided to support the office expansion.

The second expansion added 38,732 SF of controlled temperature warehouse (CTW) space to increase cold storage capacity. This phase also included 32,000 SF of parking expansion, bringing the total to seventy-seven (77) new car parking spaces, along with the addition of three (3) new dock positions. The CTW expansion matches the original building design with tilt-up concrete wall panels, a fully adhered 60-mil TPO roof system, and a 28-foot clear height. The warehouse is equipped with high-bay LED lighting with motion sensors, providing 25 foot-candle lighting measured at 3 feet above finished floor.
